[1. Call to Order, Roll Call, and Establishment of Quorum.]

THE TIME IS NOW 6 P.M.. WE ARE CURRENTLY MISSING COMMISSIONER NYLEC, QUORUM HAS BEEN ESTABLISHED.

PLEASE JOIN US IN THE INVOCATION AND PLEDGE OF ALLEGIANCE BY COMMISSIONER MARTIN.

LET US TAKE A MOMENT TO CENTER OURSELVES IN GRATITUDE FOR THE OPPORTUNITY TO SERVE OUR COMMUNITY.

MAY WE COME TOGETHER IN A SPIRIT OF SERVICE, GUIDED BY WISDOM, WITH OPEN HEARTS AND CLEAR MINDS, AS WE BEGIN THIS MEETING TONIGHT. AMEN. AMEN.

MOVING ON TO NEIGHBORHOOD COMMENTS. AT THIS TIME, ANY PERSON MAY ADDRESS THE PLANNING AND ZONING COMMISSION REGARDING AN ITEM ON THIS MEETING AGENDA THAT IS NOT SCHEDULED FOR PUBLIC HEARING.

ALSO, AT THIS TIME, ANY PERSON MAY ADDRESS THE COMMISSION REGARDING AN ITEM THAT IS THAT IS NOT ON THIS MEETING AGENDA.

EACH PERSON WILL BE ALLOWED UP TO THREE MINUTES TO SPEAK. NO DISCUSSION OR ACTION MAY BE TAKEN AT THIS MEETING ON ITEMS NOT LISTED ON THIS AGENDA, OTHER THAN TO MAKE STATEMENTS OF SPECIFIC FACTUAL INFORMATION IN RESPONSE TO A NEIGHBOR'S INQUIRY, OR RECITE EXISTING POLICY IN RESPONSE TO THE INQUIRY.

[4. Director's Report.]

GOOD EVENING COMMISSIONERS, JUST A COUPLE OF THINGS.

IN FEBRUARY, ON THE 11TH, THERE WAS A REGULAR CITY COUNCIL MEETING.

WE DID NOT HAVE ANY PLANNING RELATED AGENDA ITEMS ON THAT MEETING.

SO THERE WAS THERE'S NOTHING TO REPORT OUT ON THAT.

ON FEBRUARY 25TH, WE HELD A JOINT COMP PLAN UPDATE MEETING WITH COUNCIL PRIOR TO THE REGULAR COUNCIL MEETING, WHICH I THINK MOST OF YOU WERE IN ATTENDANCE AT.

AND THEN AFTER THAT MEETING, WE HELD THE REGULAR COUNCIL MEETING WHERE COUNCIL APPROVED THE ANNEXATION AND ZONING FOR THE PUBLIC STORAGE FACILITY OVER OFF OF BUDDY HAYES AND ROSAMOND PARKWAY.

THEY ALSO APPROVED THE ANNEXATION AND ZONING FOR THE SHERLEY FARMS DEVELOPMENT, AND THEY APPROVED AN SUP FOR A LIGHT AUTO REPAIR OVER IN THE VICTORIA FALLS SHOPPING CENTER.

JUST AS AN FYI, WE DID RECEIVE A REQUEST TO WITHDRAW THE JEFFERSON FOSTER CROSSING APPLICATION.

SO THAT WAS SUPPOSED TO GO TO COUNCIL THIS MONTH, AND THEY ARE WITHDRAWING THEIR APPLICATION COMPLETELY. JUST UPCOMING ITEMS. ON MARCH 18TH, JUST A REMINDER THAT WE HAVE A SPECIAL P&Z MEETING. AT THAT MEETING, YOU WILL BE REVIEWING THE DRAFT COMPREHENSIVE PLAN UPDATE.

AND PROVIDING A RECOMMENDATION TO COUNCIL ON THAT ITEM.

WE ALSO ADDED ANOTHER ITEM TO THAT AGENDA WHICH IS A SMOKING RELATED ORDINANCE AMENDMENT. THAT COUNCIL HAS REQUESTED THAT WE TAKE A LOOK AT AS STAFF AND MAKE SOME CHANGES TO WHAT WE ALREADY HAVE IN TERMS OF LIKE CBD STORES AND SMOKE SHOPS AND VAPE SHOPS.

SO THERE'S YOU'LL BE REVIEWING SOME AMENDMENTS TO THAT, THAT ORDINANCE LANGUAGE AS WELL AT THAT MEETING.

AND THEN ON APRIL 7TH WE HAVE OUR REGULAR P&Z MEETING, AND THAT'S ALL.

ITEM 7 IS APPROVE A RESOLUTION, A RESOLUTION REGARDING CENTURY FARMS PHASE ONE FINAL PLAT.

THIS FINAL PLAT IS IN CONFORMANCE WITH THE PRELIMINARY PLAT THAT WAS PREVIOUSLY APPROVED AND AMENDED.

THIS PROPERTY IS LOCATED ON THE FAR WESTERN ETJ OFF OF CHAMBERS OLD ROAD, WHICH EVENTUALLY WILL CONNECT TO HARDIN ROAD IN MCKINNEY. WAS THERE A SPECIFIC QUESTION YOU HAD ON IT? YEAH. NOT EVEN ABOUT THIS. I SAW THEY JUST WENT 30 DAYS, WHICH MAKES TOTAL SENSE.

BUT I'M JUST CURIOUS. THIS IS ONE WHERE WE DIDN'T EVEN REALLY GET A SAY IN IT.

IT CAME THROUGH FROM COUNCIL AHEAD OF TIME. SO WHAT ARE WE GOING TO EXPECT FROM THEM? DO WE KNOW. ARE WE GOING TO HAVE A SAY IN THIS ONE THIS TIME OR IS THIS ALREADY DONE. I WAS NOT A PRE ANNEXATION DEVELOPMENT AGREEMENT.

THIS ONE IS ACTUALLY A MUNICIPAL UTILITY DISTRICT, A MUD.

AS FAR AS I KNOW, THE PLANNING AND ZONING COMMISSION APPROVED THE PRELIMINARY PLAT IT DIDN'T EVEN GO THE LAST REVISED PRELIMINARY PLAT.

OH, THIS IS A DIFFERENT ONE THAN THE ONE THAT WAS APPROVED.

GOT IT. THEN WE'RE ALL GOOD. THE SINGLE FAMILY PORTION FOR PHASE ONE IS HISTORY MAKER HOLMES.

AND THEN THE NEXT ITEM NUMBER 8 IS O&M LIVING, WHICH IS THE SAME AS THE PROPERTY ON 1106.

GOT IT. OKAY, THEN WE'RE ALL GOOD. YEAH. WHEN WAS IT APPROVED ORIGINALLY.

THE REVISED PRELIMINARY PLAT CAME THROUGH WITHIN THE LAST SIX MONTHS FOR ALL THE PHASES.
